Why Should You Test Your Home for Radon?

Radon is a naturally occurring radioactive gas that comes from the breakdown of uranium in soil and rock. It is colorless and odorless, so you cannot see, smell, or taste it.

Radon can enter a home through cracks and openings in the foundation, floor drains, sump pits, joints, crawlspaces and other pathways between the soil and the building. Once inside, radon can accumulate to elevated concentrations.

According to the Minnesota Department of Health, every Minnesota home should be tested for radon. A radon test is the only way to determine how much radon is actually present in a home. This is important because radon levels can vary significantly from one property to another. Two homes located next door to each other can have very different radon concentrations. You can not determine a home's radon level based on age, whether the home has a basement, whether the home is new construction, whether if neighbors have tested low, air flow and ventilation rates, or whether a previous owner tested the home years ago.

Testing is the only way to know.

1. Schedule Your Test

We'll discuss the property, the reason for testing, and any special circumstances that may affect the testing process. For example, testing requirements can be different when you're conducting a test for a real estate transaction compared with simply screening your home for radon.

 

2. Determine the Appropriate Testing Location

Radon testing should be performed in an appropriate location based on the building and the reason for testing.

For a typical home, the test is generally conducted on the lowest level that is regularly occupied.

For real estate transactions, Minnesota Department of Health guidance calls for testing the lowest occupiable level of the home and testing each unique foundation type.

 

3. Conduct the Radon Measurement

Short-term radon tests generally measure radon for 2–7 days, while long-term tests measure for a minimum of 90 days. For qualifying real estate testing, professional continuous radon monitors can provide hourly measurements and are used for a minimum of 48 hours.

 

4. Review Your Results

What Is Considered a High Radon Level?

Radon results are generally reported in picocuries per liter (pCi/L). The Minnesota Department of Health recommends using follow-up testing to help determine whether mitigation is appropriate.
